Draft EIR available for 221 acre, 446 home development in “Roseville”

Public meeting scheduled for August 8th

Roseville, Calif.- The Placer County Community Development Resource Agency has released a draft environmental impact report for The Ranch, a proposed 221.7-acre housing development in west Placer. (Unincorporated portions of Placer County have Roseville addresses although outside city jurisdiction)

The public will have an opportunity to review and provide comments on the environmental documents between now and 5 p.m. on Aug. 26. The process includes a public meeting at the Placer County Community Development Resource Agency, Planning Commission Room, on Aug. 8 beginning at 10 a.m., which will also be broadcast online.

Expect lots more traffic

Proposed by applicant WP Vineyard LLC, the project is located just south of Vineyard Road and east of Cook Riolo Road. It consists of 446 single-family lots in a gated community ranging from 5,775-square feet to 25,000-square feet. Additional features would include a 13.03-acre park, 64.45 acres of open space, approximately 11.4 miles of public trails, landscaping and utility installation.

Circulation into the community would include two entrances from Vineyard Road. The east entrance would be by way of a landscaped roundabout at the Vineyard Road and project entry intersection, which would connect to an internal stream of private roadways. The west entrance includes a landscaped roundabout on Vineyard Road that would control vehicular access on the west side of the project site and extend south to provide access to a new pick-up and drop-off location for students at Creekview Ranch School, as well as a gated entrance to the proposed subdivision.

The draft EIR identified four significant and unavoidable project impacts related to aesthetics and agricultural resources. All other potentially significant impacts are mitigable to less-than-significant levels.
