Granite Bay Subdivision Project Approved

Roseville, Calif. – The proposed The Park at Granite Bay subdivision project in Granite Bay was approved by a 4-1 vote by the Placer County Board of Supervisors. District 5 Supervisor Jennifer Montgomery voted in opposition.

Located off of Sierra College Boulevard, between Annabelle Avenue and Haskell Way, the 16.3 acre housing project includes a mix of 56 single-family residential one- and two-story homes on lots ranging from 7,150 square feet to 17,196 square feet.

Gated access to The Park would be located along Sierra College Boulevard. The gate would remain open from dawn to dusk in order to allow public access to a neighborhood park proposed as part of the project. There would also be a gated secondary access point to Eckerman Road that would be available for use only by emergency vehicles or by area residents during an emergency.

As recommended to the board by the Placer County Planning Commission, supervisors adopted a resolution to amend the Granite Bay Community Plan to change the project’s site land use from rural low density residential 0.9-2.3 acres per unit to medium density residential 2-4 dwelling units per acre.

The board also approved a resolution to re-zone the project site to be consistent with the Placer County General Plan, Granite Bay Community Plan and state law; approved a proposed subdivision map; and approved a variance to allow an increase in the maximum lot coverage from 40 percent to 50 percent on lots that are 8,000 square feet or less.

District 4 Supervisor Kirk Uhler addressed some of the audience concerns about re-zoning by talking through the history of Granite Bay land use. He explained that even though the board adopted a policy update to the community plan in 2012, the community opted not to change any of the land uses at that time, instead, dealing with each on a case by case basis.

“Granite Bay is built on change,” said Uhler. “Are we changing things? Yes, we’re changing things. But, I think maybe the market is telling us that the people who made these zoning rules back in 1986 didn’t get it all right, and we need to continue to change to reflect the current market conditions. The community is almost completely built out and there are very few parcels requesting a change, with only six change requests out of over 8,300 parcels in Granite Bay.”
